July Real Estate Market Update (data from June 2012)
for Roseville and Rocklin, California
Some of this dialogue is a repeat from last month, as much of it still holds true …
What IS unique to this month – Rocklin is at an ALL-time high for 2012 for average sales price and Roseville is finally under 700 homes for shadow inventory (hooray). All great things and positive indicators for our local real estate market this past month.
If you are a buyer, you know what challenges are out in the market right now … many homes are receiving multiple offers with contingencies waived, creating almost a frenzy on turn-key homes in highly-targeted areas. Though we will state, some price brackets and areas aren’t seeing the same frenzy, so this isn’t a blanket comment. We have heard that many homes in Sun City Roseville have slowed on showings, so it is still case-by-case how this real estate environment is being received by different communities. Bottom line still is … inventory is lower – which is reflective in our ridiculously low, absorption rate (number mentioned in our updates are represented in terms of months).
Also please note, MAJOR changes are coming soon to our Sacramento Metrolist in regards to the status of “short sale contingent” … this will mean less homes will show up on standard searches (by default which often include SSC – short sale contingent). Let us know if you would like more info, because this is a MAJOR changes for buyers on the hunt for their next home.
